If a concealed condition creates genuinely new scope, we document it, explain it and get your approval before new work moves forward.

Can SOS respond to an active leak the same day?+

Will emergency service permanently fix the roof?+

The first priority is to protect people and the property. After the condition is documented, SOS explains whether targeted repair, broader repair or replacement is the right next step.

Does SOS handle insurance claims?+

SOS can document construction conditions and provide a scope of work, but it is not a public adjuster and does not interpret policies or negotiate claim settlements.

Can a small leak be repaired without replacing the whole roof?+

Sometimes. The recommendation depends on the roof system, age, surrounding condition, leak source and remaining service life. SOS explains the reason for the recommendation.

Do you inspect ventilation and flashing?+

Yes. Ventilation, flashing, penetrations and drainage details are part of understanding why a roof is allowing water into the building.

Will I get photos with the recommendation?+

SOS uses photographs and a written scope when the site and conditions allow, so you can understand the condition before approving work.

Does SOS install shingle and metal roofs?+

SOS presents shingle and metal options when they are appropriate for the property, goals and project scope.

What should a replacement scope include?+

A useful scope identifies the roofing system, underlayment, flashing, ventilation, cleanup, access expectations and how concealed conditions will be approved.

Can SOS help with a roof replacement before listing a home?+

Yes. SOS can help real estate professionals and owners understand visible roof needs, realistic improvements and the documentation needed for the next property conversation.

Does SOS work with property managers and associations?+

Yes. SOS works with property owners, managers, associations and facilities teams that need organized repair, replacement and property coordination.

Can work be phased around an occupied building?+

Often, yes. Phasing and access are discussed around the building’s operations, safety requirements, weather and the approved scope.

Does commercial roofing include TPO?+

Yes. TPO repair, replacement and lifecycle planning are handled on the dedicated commercial TPO service path.

What does SOS look at on a TPO roof?+

The review considers visible membrane condition, seams, penetrations, flashing, drainage and the operating needs of the building.

Should a TPO roof be repaired, recovered or replaced?+

That decision depends on the existing system, substrate, drainage, extent of damage, building use and the approved project goals. SOS explains the practical options.

Can TPO work be planned in phases?+

Phasing can be considered when access, safety, weather, building operations and the system condition support a staged plan.

COASTAL SHIELD

Roof-system standards and documentation

Is the Coastal Shield Roofing System FORTIFIED?+

No. SOS is not presenting this installation standard as an official FORTIFIED designation. Coastal Shield is SOS’s own enhanced installation approach, subject to the materials, roof assembly, permit, manufacturer requirements and written project scope.

Does SOS install peel-and-stick membrane across the entire roof?+

SOS may include full-roof self-adhered membrane where it is compatible with and approved for the selected roof assembly. The exact product and installation method are identified in the proposal.

Is a code-compliant roof the same as an upgraded roof?+

Not necessarily. Code establishes minimum requirements, while an upgraded roof may include additional materials, water-management details, fastening strategies, documentation or workmanship standards. The exact difference depends on the written scope.

What happens if the roof decking is damaged?+

Damaged or unsuitable decking may need to be repaired or replaced before the new roof system is installed. Any required decking work should be identified in the inspection and proposal.

Does every roof receive the same installation?+

No. Asphalt shingles, metal, tile, low-slope roofing, emergency repairs and commercial systems may require different materials and installation methods.

Can SOS guarantee that my roof will never leak?+

No contractor can honestly guarantee that a roof will never experience a leak under every weather, maintenance, structural, material or installation condition. SOS focuses on proper materials, water management, installation quality and details that help reduce avoidable water intrusion.

WARRANTY

Coastal Shield certification and long-term protection

Does every roof receive the same warranty?+

No. Manufacturer warranty terms, SOS workmanship coverage, eligibility, inspection requirements and available options depend on the roof covering, products, installation scope and final written warranty documents.

Is SOS workmanship coverage homeowners insurance?+

No. A workmanship warranty is not homeowners insurance and does not replace property coverage for hurricanes, named storms, wind, tornadoes, hail, fire, lightning, flooding, falling trees or objects, vandalism or other casualty losses.

What does third-party backing mean?+

Any third-party or contractual-liability backing applies only when the final written warranty documents specifically identify the provider, covered obligations, limits and conditions.

What happens when my roof reaches year 15?+

An insurer may ask for additional condition information or an inspection as a roof ages. Requirements and underwriting decisions vary, and SOS cannot guarantee coverage, renewal, premium savings or insurer acceptance.

Can the warranty transfer to a new homeowner?+

Some manufacturer or workmanship warranties may be transferable when the written terms allow it. Transfer deadlines, fees, notice requirements and eligibility vary.

How does the maintenance plan extend workmanship coverage?+

The standard SOS workmanship warranty is 5 years. An active qualifying Coastal Shield Home Maintenance Plan may add 20 additional years of SOS workmanship coverage, for up to 25 years total under applicable written terms.

What workmanship warranty applies to construction projects?+

SOS construction work includes a standard one-year workmanship warranty under the final written construction agreement. Extended construction-workmanship options may be available for qualifying projects; ask your SOS sales professional to explain the available term, scope, exclusions and price in writing.

How do I keep the protection active?+

Follow the written inspection and maintenance requirements, keep drainage working, address storm or impact damage promptly, notify SOS when a concern appears and avoid unapproved modifications or repairs that may affect the roof system.

PROCESS + PAYMENT

What happens from the first call to closeout

How do I pay for my roof?+

SOS may accept cash, check, credit or debit card, approved credit options, financing solutions or insurance proceeds when applicable. Available options and terms vary by project and approval.

When does my project get scheduled?+

Scheduling begins after the project is approved and the required deposit, initial payment, financing approval or insurance authorization has been received, depending on the project.

When are materials ordered?+

Materials are ordered after the project scope is approved and the project is moving into the scheduling and preparation stage.

Who checks the work?+

A project superintendent provides frequent oversight and walks the project throughout installation.

What happens to roofing nails?+

At cleanup, the property is swept and magnets are used to help collect loose roofing nails from the grass, driveway, walkways and surrounding areas.

Do I get to inspect the completed work?+

Yes. SOS completes a final walkthrough with the homeowner so questions, concerns or punch-list items can be identified.

What happens if I find something that needs attention?+

We document the concern, evaluate it and address legitimate punch-list items according to the written scope and agreement.

When is final payment made?+

Final payment is handled according to the payment schedule and terms in the written agreement after the project reaches the applicable completion stage.

HOME MAINTENANCE

The Coastal Shield Home Maintenance Plan

Is the Home Maintenance Plan an insurance product?+

No. It is a contractor-led property-care service, not insurance, a policy or a promise of coverage or savings.

What happens when you find a repair?+

We document the condition, explain practical options and can prepare repair work for approval. Simple repairs are invoiced separately unless the issue is a covered workmanship correction under the original written project terms.

Can this plan create an insurance discount?+

Enrollment alone does not create a discount. Some policies use documented wind-mitigation features and an accepted inspection form when determining eligible credits. Ask your carrier or licensed agent what they require.

Do you certify roofs, HVAC systems or plumbing?+

We can document visible conditions and coordinate an appropriate licensed or authorized inspection when one is needed. We do not promise that a monthly visit or contractor note replaces an insurer-approved inspection.

How is the monthly price determined?+

The starting framework depends on property size, access, systems, visit scope and whether the property is a home, rental or small portfolio. Final plan terms control.

Property services and professional relationships

Can SOS help with rental turns?+

Yes. SOS can coordinate repairs, painting, flooring, fixtures, appliances, punch lists and other turn needs around the property’s access and deadline.

Do you work with out-of-area owners?+

The property-service process is designed to give owners and managers a clear communication path, photographs and organized updates when they are not on site.

Can property services be combined with roofing?+

Yes. A roof project and related exterior or interior property work can be planned together when that creates a clearer, safer sequence.

Who can apply to become a partner?+

Local businesses and professionals who serve homeowners, rental owners, property managers or commercial property owners may apply. SOS reviews fit, geography, professionalism, availability and the proposed relationship.

Will every applicant be listed on the website?+

No. A partner feature, referral relationship, sponsorship or co-marketing arrangement is considered individually and requires permission, accurate information and an agreed scope.

Does SOS pay for referrals?+

Any referral, sponsorship or promotional arrangement must be discussed and documented separately. The partner page does not promise compensation, exclusivity or a particular volume of referrals.

Can insurance professionals work with SOS?+

Yes. SOS can provide construction observations, documentation and repair or replacement scope while the insurance professional handles the policy, coverage and client responsibilities within their own role.

Does SOS replace inspectors, engineers, attorneys or public adjusters?+

No. SOS provides contractor and property-services perspective and coordinates with the appropriate licensed or qualified professional when the property or decision requires one.

INSPECTIONS

Annual roof and whole-property reviews

Are the roof and whole-property inspections included with the maintenance plan?+

Yes. The annual roof review and whole-property maintenance review are included benefits for customers with the applicable Coastal Shield Home Maintenance Plan. The property scope and written terms control what is included.

Do the inspections have to be completed to keep extended workmanship coverage?+

When the applicable written warranty or maintenance-plan documents require them, yes. Required roof and whole-property reviews must be completed and documented every 12 months to qualify for renewal and continuation of eligible extended SOS workmanship coverage.

Are these inspections the same as insurance or pre-purchase inspections?+

No. They are contractor-led maintenance and documentation reviews, not insurer-approved inspections, pre-purchase home inspections, engineering reports, code certifications, insurance policies or home warranties.

Are repairs included in the inspection?+

The inspection and documentation benefit are included with the applicable plan. Repairs, replacement, emergency stabilization and specialized services are separately quoted unless they qualify as a covered workmanship correction under the applicable written terms.

Can a future buyer continue the inspection history?+

When transfer is allowed by the written documents, a new owner may opt into the maintenance plan and continue the record by satisfying the applicable transfer, enrollment and annual-review requirements. Transferability is not automatic.

Why include inspections instead of charging separately?+

SOS includes the applicable annual reviews as a maintenance-plan benefit. Other companies may charge additional time and service fees for comparable documentation, so inclusion can provide a practical savings while helping keep the property record current.
