Roof + exterior envelope
Visible roof, flashing, trim, siding, soffits, fascia, exterior penetrations and signs of water entry or storm impact.
An annual, documented maintenance review for Northwest Florida homeowners, rental owners and property managers who want one organized view of the roof, exterior, visible systems and next priorities.
Whole-property inspections are included with applicable Coastal Shield Home Maintenance Plans. When required by the written documents, annual completion is part of qualifying for renewal and continuation of eligible extended SOS workmanship coverage.Drainage, flashing, doors, windows, exterior trim, HVAC observations and interior clues can all influence how a property handles the next season. The whole-property review helps connect those observations into one practical maintenance record.
Other companies may charge additional time and service fees for a review of this breadth. Under the applicable maintenance plan, SOS includes the annual inspection as an added benefit and a potential savings to the customer—while keeping repairs and specialized services clearly separate.
The exact scope is confirmed for the property and access conditions. We document visible, accessible concerns and refer specialized questions instead of presenting a contractor review as a licensed inspection.

Gutters, downspouts, grading clues, discharge areas, drainage paths and conditions that can move water toward the structure.
Visible operation, seals, screens, trim, thresholds and water-management details around accessible doors and windows.
Accessible attic areas, ceilings, walls and floors for visible moisture evidence, staining, ventilation clues or maintenance concerns.
Accessible fixtures, supply or drain concerns, condensate observations, filters and other visible maintenance flags—not hidden system certification.
Visible fixtures, outlets, panels or safety concerns that deserve attention or referral to an appropriately licensed professional.
Decks, stairs, railings, fences, hardscape, landscaping impacts, pools and other property details within the agreed review scope.
Turn items, appliance or fixture concerns, access notes, deferred maintenance and practical priorities for owners and property managers.
A dated summary of observations, priorities, recommendations and completed follow-up for the property’s organized history.
For qualifying roof projects, the Coastal Shield Home Maintenance Plan is an ongoing documentation and maintenance program. It is not insurance, a home warranty or a promise to pay for every property failure.
The current structure may provide five years of standard SOS workmanship coverage plus up to 20 additional years through continuous eligible plan participation and annual compliance—up to 25 years total when the final written requirements are satisfied.
