Roof inspections are included with applicable Coastal Shield Home Maintenance Plans. Annual completion and documentation may be required to qualify for renewal and continuation of eligible extended SOS workmanship coverage.Many contractors treat an inspection like a separate service call. With the applicable maintenance plan, SOS includes the annual roof review as part of the ongoing care relationship—an added benefit and a potential savings compared with arranging a separate inspection visit.
It also gives homeowners, property managers and future buyers a clearer history of the roof’s condition, photographs, maintenance conversations and recommended actions. The record supports better decisions; it does not promise an insurer’s acceptance, a premium reduction or a roof free from every future failure.

Qualifying SOS roofing projects begin with the applicable written workmanship warranty. When the final documents provide for a maintenance-plan extension, the customer must maintain continuous eligible participation and complete the required annual roof and property reviews.
Under the current Coastal Shield structure, a qualifying project may have five years of standard SOS workmanship coverage and up to 20 additional years available through continuous eligible maintenance participation and annual compliance—up to 25 years total when the written requirements are satisfied.

Yes, when the written warranty or maintenance-plan terms require it. The annual roof and property reviews must be completed, documented and kept current to qualify for renewal and continuation of any eligible extended SOS workmanship coverage. An inspection does not automatically grant coverage.
At least once every 12 months for the annual review requirement, plus after a significant storm, impact or suspected leak when appropriate. The applicable written documents control the exact timing.

SOS documents the condition, explains the practical options and discusses the next step. Repairs, replacement, emergency work and specialized services are separately quoted unless they qualify as a covered workmanship correction under the applicable written terms.
